Downspouts that empty beside the foundation and soil that slopes toward the house send a lot of water exactly where you do not want it.
A high or rising water table
After long rain the ground around the footing can stay saturated, pushing water up through the floor and joints.
Cracks and porous masonry
Water finds cracks, gaps around pipes and seams in block or stone walls, and shows up as staining, damp patches or drips.

Interior waterproofing

Exterior waterproofing
Works on the outside of the foundation: grading, gutters and downspout extensions, and drainage at the footing. It stops water before it reaches the wall, and it is a good fit when runoff is the main cause.
